When a booking site underperforms, the instinct is to tweak it: change a headline, add a plugin, try a new photo. Sometimes that is enough. Sometimes the ceiling is built into the tool itself, and no amount of tweaking lifts it. This is the story of the second kind · and what we did about it.
Meet Seize The Stay
Beverley and Renato run Seize The Stay, a serviced accommodation business offering high-quality short-term stays across the UK, with fully furnished houses and apartments around Durham, Cheshire and the Wirral. Their guests are contractors, corporate travellers, professionals and families who want a comfortable, flexible alternative to a hotel · a real home with a proper kitchen, fast Wi-Fi and parking, booked without hassle.
The hospitality was never the problem. Their reviews say it plainly: "spotless clean, lovely decor, good communication", "couldn't fault our stay". The problem was that too few people were finding them, and too few of those who did were booking direct.
The problem: a template site that could not keep up
Their original website was put together with Smoobu's website builder. For getting online quickly it does the job, and plenty of hosts start exactly there. But as Beverley and Renato tried to grow direct bookings, the site kept getting in the way · slow to load, hard to find on Google, and heavier than it needed to be.
Rather than guess, they asked us to run the same audit we sell. That is where the real picture showed up.
What our audit found
The audit looked at the things guests never see but search engines and AI assistants very much do: how fast the pages load, how cleanly the site is structured, and how smooth the path to a booking actually is. A few themes came back again and again.

None of these were mistakes by Beverley and Renato. They are simply the limits of building on a closed template: the surface is yours to edit, but the engine underneath is not.
Patch it, or rebuild it?
We are not in the habit of selling rebuilds when a tune-up will do. Here the maths was clear. The three things that mattered most · speed, how readable the site is to search engines and AI, and the booking flow · were all capped by the template itself. Patching the surface would not move any of them.
So we made the honest recommendation: rebuild from the ground up. One clean pass to fix the root causes, instead of a year of workarounds fighting the tool.
